ILEHA Board Meeting Minutes

January 13, 2021

 

  1. Joe Pavona called the meeting to order at 7:05 pm. Board members in attendance were Katie McPherson, Sean Looman, Joe Tonnos, Jill Garnett, Joe Pavona, and Carol Chapman.  Due to the Covid-19 coronavirus the meeting was again being held by tele-conference call-in.

 

  1. The Minutes of the October 21, 2020 meeting were reviewed. Joe Tonnos moved acceptance and Jill seconded.  The minutes were unanimously approved. 

The Minutes of the November 24, 2020 Special Board meeting were also reviewed.  Katie moved acceptance and Sean seconded.  The minutes were unanimously approved.

 

 

  1. Reports

Treasurer:  Sean Looman provided written reports for the period ending November 30, 2020 for both the Legal Fund as well as the General Fund Accounts.  Sean further reported that we still have one homeowner who has not paid ILEHA dues for both the 2019/20 and 2020/21 years and an additional 20 who have not yet paid their current year dues.  Discussion followed. Notices will be sent within the next week to those members in arrears.  Jill moved acceptance of the Treasurer’s report and Joe Tonnos seconded.  The report was unanimously approved.

Membership:  N/A

 

Maintenance:  Joe P reported that there were no maintenance activities since the last meeting.

 

Webmaster:  N/A

 

 

  1. Old Business  

Hannah Farms/Senior Center Update:  Joe P reported that he continues to work with Township officials on memorializing the terms of the verbal agreement between the Township, ILEHA and the Eyde Company on the property to the north of the proposed Andev senior living community.  The Township is reporting that they are having difficulty re-engaging the Eyde Company to complete the verbal agreement.  Apparently, the Eydes are now reluctant to do so since the Andev project appears stalled.  Joe will keep the Board apprised of any new developments.

New Homeowners:  The discussion on enhancing our outreach to new homeowners as they move into the neighborhood was tabled in order to include the Board Membership Coordinator who was unable to attend tonight’s meeting.

 

  1. New Business

Rentals:  The current Indian Lakes Estates Deed Restrictions do not contain a provision covering home rentals.  Although the Township does have ordinances that govern rentals, the are many different types of rentals.  In today’s market, in addition to traditional or long-term rentals (tenants usually sign an annual lease) short term rentals (generally a month or less) have now emerged with the development of companies such as Airbnb.  Given the much different nature of these two rental options and the impact that they can have on a neighborhood, the Board believes it to be prudent to thoroughly examine this item and determine whether action should be taken to amend the neighborhood deed restrictions (or other appropriate action) so that the best interest of Indian Lakes Estates is protected.  The Board concluded that it would place this item on the agenda for the next ILEHA Annual meeting to receive input from homeowners before proceeding.

 

  1. The next Board meeting will be March 10, 2021 at 7 pm.

 

  1. Jill Garnett made a motion to adjourn, and it was supported by Sean. The meeting adjourned about 8:45 pm.
