  • Hello Neighbors:

    As you know and at your direction, the Indian Lakes Estates Homeowners’ Association (ILEHA) Board of Directors and our legal counsel Mr. Jack Davis (Loomis Law Firm) have been actively engaged in safeguarding the interest of Indian Lakes Estates (ILE). This is being done with respect to the development of the property (commonly known as Hannah Farms) to the immediate west of the northern portion of our neighborhood, primarily Sections 2 and 3.

    Over the last weeks and months, we have been involved in conversations with Township Officials, the landowner (Eyde Company) and developer (Andev Group). As discussed at last year’s Annual Homeowners’ Meeting, active planning is now underway on the development of the southern portion of the parcel of land in the Hannah Farms area which is directly adjacent to ILE homeowner lots (please see the attached map provided at the Annual Meeting). The discussions between the landowner, Township and potential developer have centered around a senior living community. At the direction of the Membership, the ILEHA Board and legal counsel have been focused primarily on three key areas regarding any potential development of the property. First, to preserve as much land as possible between the boundaries of the ILE lots and any facilities. Second, to ensure that a proper surface water plan is in place, and finally to make certain there is no connectivity with Tonapah Trail (the stub street off Mohican).

    Today, ILE homeowners within 300 feet of the proposed senior center development should have received notification of a public hearing for the project which will be before the Township Planning Commission on Monday, March 16, 2020. The plan submitted by Andev (see the attached link below) is generally consistent with the concept plan they presented to the Township Board last summer. Since that time, the ILEHA Board and our attorney have been working toward accomplishing the three items noted in order to protect our neighborhood’s best interest. As of today, we still have a couple of key meetings over the next several days and upon completion the ILEHA Board will be able to recommend a strategy relative to the March 16th. meeting.

    Given the formal submittal of the Andev plan and the scheduled public hearing, we wanted to touch-base with homeowners identifying that we will be back in contact the weekend before the public hearing; as our last meeting isn’t until Friday March 13th. Please consider making a note on your calendars concerning the public hearing in the event the Board and legal counsel believe we need to have a strong presence at the meeting.
