  • Joe Pavona called the meeting to order at 7:07 pm.  Due to the Coronavirus, this meeting is being held by conference call.  Members in attendance:  Joe Pavona, Sean Looman, Jill Garnett, Cindy Carson, and Carol Chapman.

    Approval of Minutes
    January 16, 2020:  Jill Garnett moved to approve, and Sean Looman supported.  The minutes were approved unanimously.
    March 13, 2020:  Jill Garnett moved to approve, and Sean Looman supported.  The minutes were approved unanimously.


    Reports
    Treasurer:  Sean Looman provided reports as of April 30,2020 including revenue, expenses, and balances for both the Legal and General Fund accounts.  Discussion followed.  Sean reported that all members are current with their dues except for 7.
    LINC:  Cindy Carson reported that there was no new activity.
    Membership:  N/A
    Maintenance:  Joe Pavona reported that two auto accidents near the intersection of Mt. Hope and Comanche caused minor damage to ILE property.  Lawns and More cleaned up debris and filled tire tracks with topsoil and seeded with grass seed.  Joe further reported that a new traffic controller will be installed at the intersection.  Lawns and More will resume their regular maintenance as soon as the Covid-19 restrictions are lifted.  Lawn mowing for all properties was increased from $80 per mow to $85.  This was the first increase in 3 years.  All other lawn service fees remained the same as the last 3 years.

    Old Business
    New directories have been distributed.
    Joe Pavona and Sean Looman are working with Attorney Doug Austin on non-payment of dues and the filing and releasing of liens.
    Sue Webster and Joe Tonnos are still working on establishing a meeting with the County Drain Commissioner.  
    Joe Pavona and Attorney Jack Davis continue to work with Andev on securing the data to be used in creating the surface water management plan for the proposed senior center.

    New Business
    2020/21 Operating Budget was presented and approved.  It included a set-aside for repair of the Mohican Park lawn irrigation system pump. Quotes will be received before selection the vendor to do the repair.
    It was decided to postpone the ILEHA Annual meeting due to Covid-19.  However, mailings of annual dues notice, and election ballots were approved; the Board also approved the candidacy of Jon Haun, Tracy Pinto and Sean Looman to fill the upcoming Board vacancies in Sections 1, 2 and 3.
    Attorney Doug Austin of the Fraser Trebilcock Law Firm (our counsel for HOA administrative affairs such as deed restrictions) has proposed a fee of $225 plus recording cost for preparing and filing each lien and release of lien.  Cindy Carson moved to accept the proposal and the motioned was supported by Sean Looman.  It was unanimously approved.
    Officer Dave Metts, our neighborhood police partner was requesting names of homeowners who may benefit from a personal visit from him due to needs or isolation during the pandemic.

    Next ILEHA regular Board meeting will be July 9, 2020.

    Jill Garnett moved for adjournment and it was supported by Cindy Carson.  The meeting adjourned at approximately 9 pm.
